The Planning Board voted Tuesday to allow the Walden Woods developer to escape an age restriction on sale of some of its units, in exchange for completing the missing mile on the Milford Upper Charles Trail.
Ending more than a month of debate among residents, the Milford Planning Board on Tuesday agreed to allow a developer to remove an age restriction on sale of some of its condo units, in exchange for completing the missing section in the Milford Upper Charles Trail. Walden Woods, the 300-acre development, features condo duplexes that sell in the mid to upper $300s. Its developer asked town officials to remove the age restriction on the sale of 41 of its 165 approved units, a restriction that had allowed approval of a more dense development. Milford residents had differing opinions Tuesday about whether completion of the Milford Upper Charles Trail, in exchange for dropping an age restriction on Walden Woods, is a good idea.
Is it a good deal for Milford to remove an age restriction on the condo development at Walden Woods, for completion of the Milford Upper Charles Trail? It depends who is asked. The proposed swap — of the over-55 limitation for condo sales for the completed one-mile segment — drew a mixed reaction from residents attending the Planning Board public hearing Tuesday. Milford Selectmen unanimously voted to co-sponsor a proposal that would exchange the loosening of an age-restriction on Walden Woods for completion of the missing link on the Upper Charles Trail.
Milford Selectmen agreed to join with a developer Monday in recommending the Planning Board approve a proposal that could allow completion of the Milford Uppper Charles Trail. The proposal, made by the developer of Walden Woods off Cedar Street, would lift the age 55-or-older restriction on 41 units. In exchange, the developer — Milford Stone Ridge — would complete the missing mile connecting the two finished lengths of the Upper Charles Trail. The value of the trail completion is estimated at $920,000, said Town Planner Larry Dunkin. The Planning Board has authority to make a decision on the proposal because it requires a change to a special permit, originally granted to the development in 2005. An attorney who represents the Walden Woods development has proposed a substitute: if the town will lift the 55 and older age restriction for sale of units at the development, the developer will complete construction of the missing section.
A long-held wish to have a complete, paved, off-road path crossing through Milford, and connecting to similar trails in surrounding towns, may soon be reality. An attorney representing the developer of Walden Woods has proposed a kind of a swap: in exchange for the town eliminating a provision that a portion of the development sales be reserved for people 55 and older, the developer will pay for completion of the third phase of the Milford Upper Charles Trail. Hi Bill, the 41 units referenced in the article are the only ones that are subject to the over-55 restriction. All of the other units in that development already are unrestricted. The age restriction was applied to the 41 units so the developer could build more units than normally would have been allowed, what they're calling a "density bonus."   more ›
