Home Staging Speaks to "Target Buyers"

More than anything, Home Staging is a marketing tool designed to help Sellers present their homes in a way that appeals to the "most amounts of Buyers" so that they can sell quickly and for top dollar in any given market.

Like any other marketing strategy, the goal of staging is to make sure that YOUR home stands out as the best option for your "Target Buyers". Now in order to understand your "Target Buyers" let's drill it down a little.

There are some things that most Buyers expect and /or really want.

  • They expect the house to be "spit shine" clean
  • They expect the house to be maintained
  • They expect the house to be updated
  • They expect the house to be free of clutter

Now if you are going to "drill this down" further, your Target Buyers will be qualified to purchase in the price range that you are offering your home for sale on the market. So let's say you are offering your home for $499,900.  Most likely you will get Buyers that are looking under $500,000. Some of them will be stretching to purchase a $500,000 house but are more in the high $400's . So what will Buyers in this price range want and expect? This all depends on the location that you are selling in.

However, most likely they will expect all of the above but they will also expect more than what a $300,000 Buyer might expect.

Or  let's look at the "move up price range" in a specific area. Most of these Buyers will have these expectations and or wants that are more than what they expected and/or wanted in their first home. Some of their other criteria might include the following:

  • They expect kitchens and baths to be updated
  • They expect paint on the walls to lend an updated feeling
  • They expect landscaping to be exceptional
  • THEY WANT (EVEN PERHAPS SUBLIMINALLY) THE DECORATION TO REFLECT THE LIFESTYLE THAT THEY ASPIRE TO AND DREAM ABOUT

Now if your target Buyers are looking for that  "I have made it Trophy Home" they will have further expectations. Some of the things that they will want and/or expect might include.

  • Amazing Curb appeal that "WOWS"
  • The latest in Kitchen and Bath Design
  • The latest in paint colors ,floors, carpets, etc.
  • DECOR THAT TOTALLY REFLECTS THE LIFESTYLE OF LIVING "THE DREAM""

In all of these situations, a professional home stager can help you really figure out what your Target Buyers will respond to and how to subliminally send the message to the Buyers that this is "THE ONE" for them.
